Situated on the edge of a small hamlet in the beautiful Dordogne region. This property is just 4km from the town of Excideuil with it's large Chateau, Carrefour supermarket, bank, post office, chemist, other shops and weekly market. There is a NEW internet café in Excideuil, which has small Library of mainly English books, and any book taken is charged at €2 and if returned then €1 is refunded.
The Gite is adjacent to the English owners converted stone farmhouse and has a raised patio offering views across the fields and woodland. The Land consists of almost 30 acres and there you can watch buzzards soaring, wild deer and many other birds and wildlife.
The patio benefits from a sun awning, garden furniture and steps down to a semi-secluded grassed area. During the summer season there is shared use of the owners swimming pool with sunbathing area.
The property has exposed beams, a large double bedroom with small mezzanine (for storage), a lounge with dining area, kitchen, and bathroom with bath and shower and with separate WC.
The lounge has, two comfortable Armchairs, dinette area with L shaped seating and three chairs. There is a portable radio cassette and Satellite with Flat screen TV which receives English UK programmes including FM Radio.
A telephone line exists but would need to be connected by France Telecom to make it active. Most people purchase a Pay as you go French SIM Card for their Mobile as the rates are quite reasonable.
There is Free Wi-Fi in the Gite with high speed Internet.
The kitchen has fridge, large larder/cupboard, hob with separate eye level grill. A Propane Gas Cooker with Oven and a microwave.
Electricity and water are via separate meters, so you only pay for what you use.
Pets, might be possible - discuss with owners
There is now a MultiGym and exercise bike in the Barn, and also two Mountain Bikes which are available for use.
Smoking is not permitted inside the Gite
The property is located in an area with access to many tourist attractions. Large towns are Perigueux (30 mins), Sarlat (40 mins), Brive (35 mins), Bergerac (60 Mins), Limoges (75 mins) and we are only a two hours drive from Bordeaux and the Atlantic coast.
There are many caves, (The new Cave complex recently discovered at Tourtoirac are exceptionally Good), rivers with boating and sandy beach areas for swimming, Chateau’s, picturesque towns (some with good shopping facilities) to visit and you will find that car parking in most towns is free or very reasonable. In towns that do charge, parking is always free during the two hour lunch period.
Tilia Gite is located approximately mid way between Limoges Airport and Bergerac Airport (both having economy flights to the UK) and just 2 hours from Bordeaux Airport. There is a New International Airport opened near Brive with flights to London City Airport, and Paris, and other destinations will be added.
