What Listing Package should I choose?

The most expensive of course :)

I've put together a range of listing packages based on feedback from property owners over the last few years. At first the different choices might seem confusing so there's a comparison chart to help you Compare Packages in the menu over to the right.

If you have one property I'd suggest you start off with the Basic package as you can always upgrade it at anytime. Similarly if you choose a package that is too much for you, you can downgrade it and the difference will be credited back to your user account.

If you have several properties, choose an Owner ProPlus package and if you run a small agency then you will most benefit from the Agency Pro available monthly or annually.

At present there is not a yearly payment option on any of the owner packages. You can of course pre-fill your user account balance with sufficient credit to cover a year and check the Upgrade Automatically box on your account page. The system will then deduct the monthly fee from your balance when it is due. You will have to log in to check your balance from time to time and top it up when you need to.

The reason for no yearly paid package is again based on feedback from many people who paid for a year, then as a result of their advert, let their property out for 6 months or longer. If you would rather there be a yearly option please do get in touch with me and let me know!


How do I add a listing?

The process is pretty straightforward and this site has been designed to be as intuitive as possible but, as with anything new, it takes a bit of getting used to.

Everyone has different levels of computer skills and internet experience but generally once you've logged in, a few minutes of going thorugh your account options - via the menu that shows in the right hand side column (you must be logged in to see it, it's where the login box is shown when you're logged out) - will give you a clearer idea of where everything is etc

Before you can add a listing you have to add credits to your account sufficient to cover the listing package (unless you were an exisitng client at the time of launching this version of the site in which case your account and listing was pre-configured based on your original listing on the old site - although note, you can add credits and upgrade your listing if you want) of your choice.

Once you have added credits and selected a package you can begin adding your details. After you've submitted your listing you can continue to edit or add additional photos by clicking on Edit Listing in your account menu control panel at the right hand side.


What is the best title for my listing?

You might think the name of your property is a good title but remember that the title is important not only in searching this site, but for people using search engines like Google.

You have to think about what people are most likely to type into a search engine when looking for a property like yours. If you have a 3 bedroom house in Provence and the house is called Belle Maison for example what would be the better of the following titles?

Belle Maison

or

3 bedroom long term let in Provence

It's very unlikely that anyone on the planet looking for a long term let in Provence is going to type the words Belle Maison into a search engine.

The title is not only important for readers, it becomes a part of the URL (address eg www.letsrentpropertyinfrance.com/your-property-listing-title ) of your listing and so those keywords in there are vital for good search engine results.

The title is what shows up as the blue, link in search engine results pages (serps) and keywords the searcher used stand out bold so if I searched for eg: "3 bedroom" +"long term let" +Provence the Google result would look like this:

3 Bedroom Long Term Let in Provence
This part of the search result is text taken from your description so again it''s good to have keywords like Provence and long term let as they will also show as bold text in the results.

Bold text in search results screams out to be clicked and is what will get your listing seen and visited and what will get you enquiries.

For people scanning through properties on here, the title Belle Maison doesn't really tell a site visitor anything particularly useful about your property and they'll likely read past it onto the next listing.

So as pretty as your property name might be, it's for the most part - irrelevant. Stick to keywords relevant to what you offer, the same applies for keywords in your property description etc 


I want to add a listing but how do I pay for a package?

You will need to first add some credits to your account balance. When logged in click on Control Panel in the main menu on the right hand side.

You will then see your account balance displayed in the Welcome, Your Name section... To add credits, click on Add Money and you will be asked to enter an amount (if you want the Owner Pro listing package, enter 7.49 and click the Submit button. You will then be whisked away to a secure https payment page to either enter your PayPal details or select to pay using a credit/debit card. Please note payment will be made to ellis87webdesign (our trading name).

Returning to your Control Panel you will see your account has been credited and you can select your desired package from the Featured Packages options shown.


What happens if I downgrade my account package from say Owner Pro to Basic?

If you have topped up your account, paid for an Owner Pro listing and during the period before being re-billed you downgrade the package your account will be automatically credited with the difference. At this time any extra features you may have enabled in the Owner Pro listing eg Availability Calendar will no longer be shown on your downgraded listing. Your photo gallery will also show less photos. You can of course upgrade at any time. Credits are made to your account credits balance only.


 

How do I know if a rental enquiry is legitimate?

 
Unfortunately in this day and age scams and scam artists are widespread. Recently, gite owners have been on the receiving end of several scams that involve an exchange of cash. It is impossible for us to control who contacts you via your listing however here is a link to a blog post I wrote on how to protect yourself from scammers.
